What is the Public Property SDA Rental Guarantee Program?
It’s a fully managed, end-to-end property delivery model that helps Melbourne landowners convert underused or underperforming land into compliant Specialist Disability Accommodation (SDA) homes — backed by a secure five-year head lease.
We are not a referral service. All delivery is handled in-house — from builder and design to finance, compliance, lease activation, and participant placement.

We work with individuals, trusts, and entity purchasers who are financially ready and serious about long-term performance.
What kind of homes do you build?
We only build houses, not units, towers, or group facilities. These are multi-dwelling SDA homes designed to reflect how people actually live — high-quality, compliant, residential homes in suburban streets.
Each home is designed for High Physical Support (HPS) participants, with full SDA compliance and private, livable spaces that foster long-term independence.
What is the rental guarantee?
– The provider manages all participant placement
– Lease payments begin once the home is complete
– Income can be up to $200,000 per year, depending on location, demand, and the number of dwellings per site
What’s the step-by-step process?
Submit your land address and Section 32. We assess zoning, overlays, proximity to transport/hospitals, and SDA suitability.
Stage 2 – Engagement & Feasibility
If the site is approved by both builder and SDA panel, we issue engagement documents. The engagement fee secures your place and initiates design and finance preparation.
Stage 3 – Design & Compliance
We prepare a High Physical Support–compliant design, submit it for provider approval, and finalise costing.
Stage 4 – Contracts & Construction
Contracts are signed, the five-year lease is secured, and construction begins with full oversight and milestone tracking.
Stage 5 – Completion & Lease Activation
Once complete, the property is fully leased under the head lease and begins generating income.
Estimated timeframe: 9 to 12 months from assessment to income.
What is the Engagement Fee — and why is it required?
What it covers:
– Drafting and concept design
– SDA compliance coordination
– Preliminary builder pricing and feasibility
– Head lease submission and pre-approval coordination
– Financial structure review (e.g. entity/trust/lending readiness)
Fee amounts:
– $5,500 (inc. GST) — if you already own qualifying land
– $10,000 (inc. GST) — if we are sourcing suitable SDA land for you
This is not a deposit or brokerage fee. It is a fixed program fee that enables our in-house team to prepare your project for design, costing, lease approval, and contract readiness.
We do not proceed to drafting or finance until this fee is paid — and it is never charged unless both our builder and SDA provider panel confirm that your land qualifies.
